Feng Shui is the hottest trend in architecture, interiors, and real estate to design for harmony & success, and it is here to stay! The New York times said, Feng Shui the "ancient Chinese craft is reshaping modern building design & sales in the U.S." Feng Shui secrets motivate happier buyers and sellers. Through your personal home and office Feng Shui along with site and unit design of housing developments, consider why Donald Trump, "the prince of real estate," said on Dateline, "we are looking into this because so many people are asking."

It is easy to experience the truth of "you are what you eat" especially after your Thanksgiving or drinking a power shake before your workout. The same is true about your environment, "you are your home and your home is you." With over 5000 years of time-tested accuracy, the Chinese have proven building tips that will enhance your sales, and ultimately, the lives of your clients.

Feng Shui, which translates into wind and water, provides a template by which to design your environment to increase sales potential and a project's success. Additionally, personal Feng Shui can benefit your love life, family relationships, career, and finances. Since the old adage, "what goes around comes around" is true, when you incorporate Feng Shui in your properties, your "good karma" is enhanced because you have provided those life-benefits for your buyers.

While all areas of a home and office are equally important to bring harmony and life-enhancement, site orientation and unit design are critical to how fast a unit will sell (or not!).

 

 

 

I provided a consultation for a couple looking to purchase in a new development. They were considering a unit on a corner lot which was several thousand dollars less than the neighboring units. It was obvious upon analyzing vehicular patterns that living room was in the direct line of traffic. Would you be happy with car lights always flashing in your eyes or living with the unconscious fear of a car crashing into living room? I was able to convince my clients to spend a few extra dollars and purchase the unit next door. For five years they have been living happily with many successes. While all corner lots are not in the direct line of traffic, this unit remained vacant for three years and as it is currently for sale, I speculate that the current owners are unhappy.

 

 

While it is easy to understand the unconscious ramifications of this unit's positioning on the site, it is a typical error in community planning. A similar faux-pas in Feng Shui is known as a T-intersection where units are located in the direct line of traffic. Usually those are the last sold and often at a depressed price.

Consider all the life-enhancing possibilities of why and how these site layout and building tips will make a difference in the success of your developments.

 

 

 

Allow "breathing room" between homes. Zero lot lines oppress owners potential. Known as Chi, the negative space between units allows for the breath of life or energy that perpetuates the flow and maintenance of nature to support the property and its occupants.

On another consultation in a high-end development, all 4,000 square-feet was sandwiched so tightly in between two other homes. As I walked toward the front door, the energy was oppressive. While the interior was spacious and beautifully decorated, the Chi outside was unconsciously limiting their life. Since moving into that house, not only was the couple having serious marital problems, they were getting a financial squeeze as both of their businesses, which had previously been extremely successful, were doing poorly.

Avoid secret or poison arrow's which are architectural corners that direct negative energy toward another structure.

Right across a major eight-lane interstate there was a building with an acute angle, three-stories high that pointed its destructive finger at the national chain store that used to be called Incredible Universe. The operative words are, "used to be called:" the company no longer exists.

 

 

Are these stories coincidence? Perhaps, however I have seen and experienced bad Feng Shui and it its ramifications over and over again. Believe it? Consider Mr. Trump's /free/tips/h/history. Remember when he started having serious financial problems? As soon as he called in the Feng Shui troupes, his "luck" began to change! Preventive measures in preplanning provide developers all the tools to insure success.

Here's a few more tips:

 

 

 

While cul-de-sacs are prevalent in housing developments, they are know to be bad Feng Shui. Using nature as an example, consider a valley surrounded by very tall mountains, the valley air or Chi has nowhere to go and it stagnates. Los Angeles, with the highest concentration of pollution in the United States, is a perfect example of this. A neighborhood and its occupants will also "stand still" on a cul-de-sac unless Chi and energy is encouraged to move. Here is one way:

Encourage Chi to move with existing live Chi: plants and animals. Before bulldozing the entire site, locate and preserve the existing mature trees. Young plant material, used in post construction landscaping, while attractive and somewhat Chi-enhancing, take too long to grow to immediately provide maximum energetic benefit. Additionally, older trees provide energetic stability which enabled owners to symbolically know that their environment will be maintained and that it has the security of "home." Mature trees automatically "come with" birds, squirrels, and other Chi-enhancing critters. Just think how your good deeds will serve the planet, environment, occupants, and the success of your project.

 

 

A few more quickies:

 

 

 

Design the shape of individual lots and floor plans so that they are rectangularly shaped. Missing pieces signify missing holes, opportunities, and success.

Select a site that does not have major topographical changes. You don't want money to fall out of the back end of a project or out of a buyers back door.

 

 

And how about the ultimate design challenge (that I would love to have a solution!):

 

 

 

With zero or minimal lot lines, how do you layout a home that does not have the garage as the "first impression?" Our lives "controlled" by our cars! Don't we all have to do this or that and "get there" by this time? With good Feng Shui, you can work smarter, not harder which leaves more time living and enjoying life.

 

 

Short of my "consulting with a Feng Shui professional" recommendation, the best way to consider the good Feng Shui in your development is to consider how you would feel living there. Do this exercise:

Prior to breaking ground, study the plans. See yourself driving through the entry gate. How does it feel, are you getting "closer to Home?" Is there anything that may be blocking your happiness (such as driving by a huge electrical transformer or something obtrusive)? What do you experience as you drive closer and close? Visualize your experience as if any unit in the project were yours. "Go home to each one of them." Do you need to modify the plans so you could move in to any one of them? How do you feel when you initially see your house? What do see: garbage cans and electrical boxes or children playing and birds singing? Standing at your front door, do the surrounding trees and structures support you? Is something hindering you? Do you feel happy and secure standing there? "Walk inside" each floor plan, does the entry welcome you? Is it open, spacious, and inviting as your cross each threshold?

When you can call each unit, "Home," your project will be a great success!
